Mayank Agarwal, the founder of real estate firm The Green Cottage and a prominent digital creator, revealed that his company has closed approximately ₹80 crore in property sales directly through leads generated on Instagram.
Speaking on a recent episode of The Creator Room podcast, Agarwal detailed how his digital presence has transformed a traditionally opaque industry by prioritizing educational content over direct sales pitches.
The entrepreneur, who operates the popular channel Real Estate With Mayank, emphasized that a significant majority of his current business volume now originates from social media platforms.
Agarwal, an engineer turned first-generation real estate professional, argued that social media has effectively replaced traditional property listing portals such as 99acres and MagicBricks.
He noted that while portals often suffer from data privacy issues and misleading listings, video content offers a higher degree of transparency and authenticity that builds trust with potential buyers.
For aspiring creators, Agarwal explained that relevant views are far more valuable than viral views when the goal is lead generation.
The strategy employed by Agarwal focuses on value-based education rather than property promotion, specifically addressing complex topics like RERA (Real Estate Regulatory Authority) regulations.
By providing information on under-construction risks and legal safeguards, he positions himself as a consultant rather than a traditional broker. This approach has allowed his firm to achieve a customer acquisition cost of zero for several high-value transactions, including single deals worth as much as ₹65 crore.
Beyond direct property sales, Agarwal has diversified his revenue streams to include online courses through his platform EdState, which offers a 250-hour mastery program for real estate professionals.
He also manages brand collaborations, though he limits these to three highly selective partnerships per month to maintain audience trust.
His content engine is supported by a dedicated team of 10 professionals, including editors and content writers, highlighting his belief that high-quality production is an investment in business distribution.
Agarwal’s career began in 2012 with land aggregation in Karjat after a brief stint in door-to-door sales. Over the past decade, he has overseen the sale of approximately 1,500 acres of land and 6 crore square feet of property, totalling over ₹1,000 crore in transaction volume.
Despite his massive following of over 1.2 million users, he maintains that the primary goal of his content remains business growth and industry professionalization.
